The east half of Bellevue North, the four-building redevelopment that would replace the strip mall at Bellevue Way NE and NE 12th Street where Panera Bread, The UPS Store, Snapdoodle Toys, BevMo! and Domino’s Pizza operate, is under city review, with construction of 445 apartments scheduled to begin April 1, 2028.

Wallace Properties, through Bellevue North LLC, is the applicant on the Master Development Plan for the two-phase project.

The Freeman family, owners of Kemper Development Company (KDC), announced Friday that they will explore a sale of The Bellevue Collection, the 5.5 million-square-foot retail, dining, hotel, office, residential and entertainment complex at the center of downtown Bellevue. With condo inventory evolving and new developments continuing to shape the skyline, many first-time buyers are exploring whether a condominium is the right entry point into the Bellevue real estate market. We caught up with Bellevue-based condo real estate expert Jason Foss of Real Residential to get his perspective.

New rental data confirms that Bellevue remains the priciest city to rent in the Seattle metro area. One-bedroom apartments saw a 6.1% increase over the past month, reaching a median of $2,450, while two-bedroom units rose 2.4% to $3,030, keeping the city at the top of the region’s rental market.

The City of Bellevue is inviting Downtown residents to help decide how $975,000 will be spent in their neighborhood through the Neighborhood Enhancement Program (NEP).

The funding is part of the city’s seven-year capital improvements cycle and is designated specifically for the Downtown neighborhood area in 2026.

Bellevue’s condominium market in 2025 appeared to cool compared to the banner year of 2024. By the numbers, both sales volume and prices dipped: total condo sales fell and the median sale price declined year-over-year.

However, this apparent downturn is misleading without context. The previous year (2024) saw a surge of new-construction condo closings, notably from the Avenue Bellevue development, which had many presales sold in earlier years. Those presale closings inflated 2024’s figures, making 2025’s more normal activity look anemic by comparison. In reality, excluding new construction sales, Bellevue’s resale condo market held steady, even showing slight growth in pricing.

In other words, the condo market is not falling, but just normalizing after an outlier year of presale new-construction closings in 2024.

The City of Bellevue plans to roll out a new permit at the end of January 2026 aimed at speeding up approvals for smaller residential developments.

The permit applies to what the city calls “middle housing,” which includes projects with three to six homes on a single property. These can include townhouses, cottage-style housing, and stacked flats.

City officials say the new process is intended to remove some of the hurdles that have traditionally slowed down these types of projects, while still requiring them to meet existing zoning and neighborhood standards.

A major redevelopment is being planned for Bellevue’s Wilburton neighborhood. The KG Wilburton Master Development Plan proposes transforming a 6.63-acre site at 420, 430, and 600 116th Avenue NE—currently home to two single-story car dealerships and several food and drink spots—into a large mixed-use project with housing, retail, and office space.

According to the Voodoo Doughnut website, the downtown Bellevue shop is coming to 10713 Main Street, just blocks from Bellevue Square and Bellevue Downtown Park, in the former Rudy's Barbershop space. 

A new high-rise project is moving forward at the site of the former Sushi Maru restaurant in downtown Bellevue. The proposed development, called 205 Tower, has recently applied for Design Review approval with the City of Bellevue.

Bosa Development has announced that sales for its newest Bellevue condominium tower, Park Row, will begin in 2026. Alongside the sales timeline, the developer launched a new website introducing the project to the public.

The 22-story tower will be located along Bellevue Downtown Park at 201 Bellevue Way Northeast, on a lot currently occupied by a strip mall that will be demolished to make way for the project. Park Row will feature 143 residences with floor plans of up to three bedrooms.

The City of Bellevue has received a notice of application for two separate requests to adjust certain zoning rules for the proposed Pinnacle North Development, located at 10112 Northeast 10th Street.

The applicant is asking to waive the rule that requires the upper floors of buildings 4, 5, and 6 to be smaller than the lower ones, and to reduce the minimum 60-foot spacing typically required between towers.

The City of Bellevue has initiated a program providing permit review and inspection fee waivers for developers of affordable housing projects. This move is designed to reduce the financial burden associated with constructing affordable housing in the area.

Runberg Architecture Group has submitted a design review proposal to the City of Bellevue for a new residential mixed-use project. This proposed development, known as the 305 108th Ave NE Tower, will feature approximately 355 residential units along with retail space on the first and second levels. The project will also include four levels of below-grade parking.

The Bellevue Club Residences project, located at 11200 Southeast 6th Street, is currently undergoing evaluation by the City of Bellevue for approval of its Master Development Plan and Design Review, according to City of Bellevue permits.

Condominiums could serve as the “missing middle housing” for the Seattle area — that is, housing that fulfills the needs of middle-income residents who are sick of renting but can’t afford an overpriced single-family home. However, only one condominium project, First Light, has broken ground in Seattle in the past few years.
