The July numbers for West Bellevue condo sales are in, and it was a solid month. While I can’t take credit for this modest summer surge, I will point out that in June I mentioned there were some great buying opportunities out there... and then buyers started buying. Coincidence? I’ll let you decide. Roughly 30% of July’s sales closed above $2 million, including two sales over $4 million, one at Bellevue Towers and one at Avenue / Nobu Residences. Those high-end transactions helped push the average sale price up 36% year over year, while the average price per square foot increased 16%. The total number of homes sold was down just 8%, essentially only a couple fewer sales than a year ago. Inventory remains elevated, however, so buyers continue to have some excellent buying opportunities... for now.

The June numbers for West Bellevue condo numbers are in and you’d be forgiven for thinking I just copied and pasted the numbers from May. Sales slowed a bit further (and conversely inventory rose), although the downward trend in pricing flattened on a year over year basis. It’s also worth keeping in mind that we are looking at relatively small geography (West Bellevue) for a particular type of property (condos), and so sales volumes are relatively low and statistics can bounce around. Keep an eye out for my interview with Downtown Bellevue Network regarding how the West Bellevue condo market stacks up for the first half of 2026 compared to the same time last year. It’s enough data to see some clear trends and I think it will be informative (if I do say so myself).

Congratulations Joseph!

This week he graduated Cum Laude from Issaquah High School and wrapped up an outstanding senior year by earning the IHS Varsity Baseball MVP, Co-Captain, and 2026 Tutta Bella Scholar Athlete for Baseball (yes, there was pizza involved, which may explain the fierce competition). For better or worse he also sported some noteworthy facial hair.

Next stop: Linfield University, where he’ll study business and play baseball. Not necessarily in that order. We remain cautiously optimistic.

We’re incredibly proud of everything he’s accomplished and the young man he’s become. Our happiness is only slightly undermined by the arrival of another round of college tuition bills. On the bright side, we’ll finally get to find out what a normal grocery bill looks like after 18 years of feeding a teenage athlete who treated our refrigerator less like an appliance and more like a personal challenge.

We can’t wait to see what comes next. Go Wildcats!

The May numbers for West Bellevue condo sales are in and it feels like an extension of last month, with rising inventory, slowing sales and softening pricing. It is noteworthy that days on market are down, a counterintuitive statistic in a slower market. Days on market typically drop in strong markets where sales are happening rapidly, but it can also happen in a slower market. Why? Because the days on market statistic reflects the days on market only for closed sales. So even in a slowing market, if you have some of the most attractive listings still going under contract quickly (even as many others remain unsold for longer periods and not reflected in the days on market) you can see a low days on market statistic. On a separate note: I don’t often say this but if you are looking for a condo in downtown Bellevue right now it is a great time to buy! There is a nice selection of properties on the market and more seller negotiability than we have seen in a while.

The April numbers for West Bellevue condos sales are in, and we are seeing some of the same statistical trends as in the broader real estate market. Geopolitical uncertainty and a related uptick in interest rates have resulted in a slower pace of sales, higher levels of inventory, and longer market times compared to last month and last year. Sales pricing actually strengthened a bit compared to March (up 5% on a price per square foot basis), but it softened compared to last year at this time (down 11% on a price per square foot basis).

The February numbers for West Bellevue condos are in and let’s just say that condos weren’t feeling the love. After a strong start in January, sales activity took a step back last month. Even resale condos saw softer demand, despite outperforming new construction for extended periods on a year-over-year basis. The main bright spot was an uptick in pending sales (homes going under contract), suggesting that March might see better luck return to the condo market.
