The February numbers for West Bellevue condos are in and let’s just say that condos weren’t feeling the love. After a strong start in January, sales activity took a step back last month. Even resale condos saw softer demand, despite outperforming new construction for extended periods on a year-over-year basis. The main bright spot was an uptick in pending sales (homes going under contract), suggesting that March might see better luck return to the condo market.

The January numbers for West Bellevue condos are in and what do you know, New Year, New Stats. As you might expect (but can’t take for granted) stats were up across the board in January compared to December. Sales, average sold price and sold price per square foot were all higher. Meanwhile even though sales were down 8% year over year (essentially just one unit less sold), pending sales were up 6% (one unit more under contract) so overall just about a wash, meanwhile average sold price and price per square foot compared to last year were both higher. A strong start to the year for the condo market in Bellevue!

The December numbers for West Bellevue condos are in and these statistics are a gift that look best unwrapped. The topline numbers including new construction don’t impress. Year over year sales are down (-29%) along with average sales price (-21%), although price per square foot sold remained flat to last year (off just 2%). As has been a consistent theme this year, however, new construction sales (or a relative lack thereof) are not reflective of the larger resale condo market. So if we dig down and look just at the resale numbers, year over year sales are up (+11%), average price is up (+27%) as is the price per square foot sold (+9%). The story of West Bellevue condos in 2025 was a tale of two markets, new construction and resale, and that will likely continue to be the case in 2026 as well.

As the #1 condo broker in downtown Bellevue, I know all the best concierges, the comfiest lobby couches, and the fastest elevators. I also know at least three dogs named Mochi. If you want that kind of insider intel (plus the important stuff like HOA financials and pricing trends), just reach out.

The October numbers for West Bellevue condo sales are in and they include both tricks and treats. If we look just at resale condos, sales are up compared to last year (+27%) while prices are up on average (+11%) and just about flat on a price per square foot basis (-1%). But when we add in new construction sales things look spookier. Year-over-year sales are down (-35%), as is pricing, both on average (-6%) and average price per square foot (-26%). We did see a substantial bounce back from last month’s anomalously low prices, however, thanks to a nearly $5M sale at Bellevue Towers. Given the relatively low number of sales at this time of year, we will probably continue to see the stats bounce around a bit month to month as even one high or low priced sale can have an outsized impact on the overall figures.

The September numbers for West Bellevue are in and they look weird. We only had one new construction sale close last month, which has skewed the statistics quite a bit. That one sale over at Avenue Bellevue was a doozy. $1,275,000 for a modest 860sf one bedroom. That’s $1,483/sf! But because the vast majority of the condo sales in September were more affordable condos in older buildings, average pricing per square foot looks like it fell off a cliff: down 42% compared to last September. But if we look just at resales (i.e. excluding new construction), we actually see that pricing has held up pretty well, down just 2% year-over-year. Similarly, the number of condo resales is actually up compared to last year, even though the total number of condo sales overall including new construction is down. So topline stats are great, but they can also be misleading without a deeper analysis of what is really going on in the market.

The August numbers for West Bellevue condo sales are in and reflect higher inventory and softer demand (particularly for new construction) with overall sales down year over year just under 10% with pricing down by around a third, while active listings are higher by 17%. It is worth noting that the resale side of the condo market has actually been quite stable. Sales are up slightly compared with 2024 and sold pricing is on par with last year. If you are in the market for a downtown Bellevue condo, resales are offering the best values right now and with new construction it pays to make sure you are getting something unique which will retain value over time (best views, higher floors, in demand floor plan types, etc.).

The May numbers for West Bellevue condos are in. As expected, we are seeing market sluggishness reflected in the statistics, with more listings available and fewer sales compared to last month and last year. As a result, days on market and inventory levels are both increasing. So far, however, pricing seems largely unaffected with total prices and prices per square foot still well up over last year. As we head into summer and fall, we typically see slower sales and some pricing softness anyway. That is likely to be a little more pronounced this year, unless we see some turnaround in sentiment regarding the economy.

The April numbers for West Bellevue condos are in. We saw a significant uptick in listings during the month. Sales for April were also up month-over-month but flat year-over-year leading to an increase in months of inventory compared to 2024. Sold pricing was higher on average compared to both last month and last year; meanwhile sold pricing per square foot was flat compared to last month but up 15% compared to last year. Pending sales are softening so I am anticipating that May numbers will come in weaker than this month and the same time last year. This is in line with the broader market where we are seeing some buyer hesitation due to uncertainty about the direction of the economy.

The March numbers West Bellevue condos are in. Year over year pricing is up, but listings are also up while sales are down substantially compared to last March. Some of the decrease may just be a calendarization issue as sales for first quarter as a whole are only down modestly (-8%) compared to last year, while pending sales are hardly down at all (just -2%). The pending sales stats and my own anecdotal experience points to a solid sales month for April. After that, we will have to see how much the on again, off again tariffs and related stock market ructions affect buyer and seller sentiment going forward.
